We work with our clients from the beginning to assess the potential of a tract of land. The potential of a tract of land is, in part, determined by evaluating tract cost, size, topography, environmental impacts and permitting. Clients are able to make informed decisions before financially obligating themselves.

From preliminary roadway, utility and lot lay-outs to construction cost estimates we work to help the developer make informed decisions. Preliminary plans are drawn and submitted to the review agencies culminating in planning board approvals.

Upon preliminary approval, we work to develop high quality construction drawings for permitting and construction. We aim to produce clear, readable, working drawings such that the best pricing can be obtained from the project contractor. Drawings include plan and profile sheets showing roadway design, water distribution design, sanitary sewer design, stormwater system design, erosion control, and stormwater management, if required.

We offer, as part of our service to clients, complete project permitting. Permits include:

• NCDOT approvals – subdivision approval, driveway permits and encroachments
• NC-DENR Division of Environmental Health – Sanitary Sewer permitting
• NC-DENR Public Water Supply – water distribution mains permitting
• Grading permits – from local authority or N.C. Division of Water Quality–Land Quality Section
• Stormwater permits
• Septic permits – we work closely with local soil scientists who secure septic permits

Periodic construction inspections are made to ensure project is running as smoothly as possible. We are available to trouble shoot and help the contractor make field adjustments, if necessary.

Development projects may require flood studies and/or stormwater management. These items of work will be identified in the preliminary plan stage of the project. From minor flood studies to major FEMA floodway modifications, we are able to obtain the necessary permitting for your project.
Stormwater Management permits will be obtained in accordance with State and local regulations.

Project sites which require permanent stormwater management devices must have them inspected annually by a qualified professional. Our firm provides prompt inspections of all types of stormwater devices in accordance with local and/or state regulations.

Boundary and topographic surveys. Plot plans, property line location and small staking jobs. We work directly with several surveyors for large development projects, or we will work with your surveyor of choice.
